New Build Calculations
Our fully accredited SAP assessors will help you gain building regulations compliance in the most cost-effective way whilst providing advice on ways to improve SAP and EPC ratings. Having a full compliance package with us will ensure fast and fuss-free issuing of as-built documentation including EPCs.
What are SAP Calculations?
SAP (Standard Assessment Procedure) calculations are the UK government's approved method for assessing the energy performance of dwellings. They are required for all newly built residential properties to ensure compliance with Building Regulations Part L (Conservation of Fuel and Power).
When Are SAP Calculations Required?
SAP assessments are typically needed at three key stages of a new build project:
-
Design Stage SAP (Draft SAP) – Required for building control approval.
-
As-Built SAP – Completed after construction, accounting for actual materials, systems, and airtightness test results.
-
EPC (Energy Performance Certificate) – Issued once the As-Built SAP is completed
What Does a SAP Assessment Involve?
A SAP assessment includes the following:
-
Building fabric details (U-values for walls, roofs, floors, windows, doors)
-
Air permeability/air tightness
-
Heating and hot water systems
-
Renewable technologies (e.g., solar panels, heat pumps)
-
Ventilation strategy
-
Thermal bridging values
-
Lighting and other internal gains
-
Key Outputs of SAP
-
Dwelling Emission Rate (DER) vs. Target Emission Rate (TER)
To comply, DER ≤ TER -
Dwelling Fabric Energy Efficiency (DFEE) vs. Target Fabric Energy Efficiency (TFEE)
To comply, DFEE ≤ TFEE -
Primary Energy Demand
-
Predicted EPC Rating
